Requirements and Buying Procedure
1. PROPERTY VIEWING
Inquire either directly through your preferred Real Estate Agent or through our website and schedule a site viewing. Once set, project briefing, presentation of inventory for sale and sample computation of your chosen unit will be presented to you.
2. UNIT RESERVATION
You may reserve your desired unit by accomplishing Buyer Information Sheet and paying the Reservation Fee (Non-refundable, Non Transferrable but deductible to down payment). Bring the following for pre-qualification interview:
1) 2pcs. Philippine Government issued valid ID/s w/ signature (spouses and/or Attorney-In-fact);
2) latest proof of billing
3) latest proof of income.
3. DOCUMENTARY REQUIREMENTS
All documentary requirements must be completed within thirty (30) days from reservation date and to be submitted to our Customer Service Staff, Otherwise, your reservation fee will be forfeited and cancelled. You may refer to the given list of requirements. Customer Service Staff will verify your reservation within 10days, signing of contracts follows.
4. PAYMENT
PDCs is required to cover the entire down payment and balance. Down payment can be paid in lump sum or installment at zero interest while Balance is through In-house Financing, Bank Financing, Pag-IBIG Fund or CASH.
5. HOUSE CONSTRUCTION
Commence 4 months before down payment end. No house alteration/modification will be entertained during construction. Construction period is 6 months.
6. TURN OVER
Upon clearing of the required down payment and with issued PDC for In-house financing or with Bank Loan Guarantee or Notice of Approval, you will be endorsed to our Property Management Dept. for unit inspection. After inspection, buyer may now accept the unit and pay the required fees including association dues, turn-over of keys follow.
Utilities such as water and power connection is under buyer’s application.
7. HOME IMPROVEMENT
All plans for house extension, improvement and/or fencing should be approved by site engineer prior to construction. A request letter with attached improvement plan is needed and payment of construction bond is required for issuance of Permit to Construct.
Construction bond is refundable if there will be no violations occur after the improvement.

Homeowners Association
A homeowners association (HOA) is a nonstock, nonprofit organization organized by the owners of purchasers of a housing unit and/or lot in a subdivision, village, or planned community that makes and enforces rules within its jurisdiction. Registered with the Housing and Land Use Regulatory Board (HLURB), an HOA assumes the responsibility within the community and ensures that the maintenance of community facilities is properly undertaken, which includes the subdivision open spaces, swimming pools, clubhouse, sidewalks, street lights, security guards, and sanitation.
The purpose and procedures by which an HOA operates as well as its certain conditions on the property owners will be outlined in their governing documents, which are the Articles of Association and the Bylaws. The Bylaws will also dictate the financial responsibility of an owner, such as membership fees and monthly association dues.
Presidential Decree No. 957, also known as “The Subdivision and Condominium Buyers’ Protective Decree,” is the basic law that protects the rights of buyers in a subdivision or condo project. Section 30 of PD 957 stipulates the following:

The owner or developer of a subdivision project or condominium project shall initiate the organization of a homeowners association among the buyers and residents of the projects for the purpose of promoting and protecting their mutual interest and assist in their community development.
