Social Media & Activity Monitoring
- To ensure consistent branding, professionalism, and effective follow-up, you are required to share access details of your sales-related social media accounts and pages with the broker. This allows the broker to:
- Monitor your activities regularly,
- Provide guidance and corrections if there are errors or if any details need updating,
- Help improve your online presence and lead generation efforts.
- Referral sources such as friends, KKK (Kamaganak, Kaibigan, Kakilala), and other personal networks are encouraged to be tapped for potential leads.
Social Media Guidelines: - Posting on Your Facebook Account:
Note: It is recommended to create a dedicated Facebook profile for your role as a salesperson. If you already have one, please keep it professional, well-maintained, and focused on your real estate activities. - Creating Facebook Pages:
Example: Pampanga Properties Page or similar pages relevant to your market. - Sharing Posts to Relevant Facebook Groups:
Example: Pampanga Houses, Bataan House and Lot, and other local real estate groups. - Handling Website Inquiries:
You will receive leads assigned from our websites — www.pampanga-properties.com and www.bataan-properties.com.

Welcome to CTRLF Realty!
We’re excited to work with driven and professional individuals in our growing team. Before you start, please take time to review the following guidelines, terms, and conditions for your engagement as a real estate salesperson under the supervision of our licensed broker.
📌 Engagement Period
You will be onboarded for an initial trial period of 4 months.
During this period, your performance will be evaluated based on your ability to close at least one (1) property sale.
At the end of the trial period, the broker reserves the right to either discontinue or extend your engagement based on your performance, potential, attitude, and overall contribution. If the broker sees that you are committed, improving, and showing promise, you may be given a chance to grow further with CTRLF Realty.
📌 Performance Requirement
Within the 4-month trial period, you are expected to:
📌 Process and Assistance
The broker will assist you and your clients throughout the sales process—from property viewings to closing the deal at the developer’s office. This support may be provided with or without your presence, depending on the situation.
Typically, the broker will update you after client trippings, either in the evening or early the next morning.
Please be advised that this assistance is usually provided only during the initial 4-month period or as otherwise agreed upon between you and the broker. Support beyond this period is handled on a case-by-case basis.

All salespersons operate under the direct supervision of the licensed broker.

- As part of your onboarding, you will also be registered with the Department of Human Settlements and Urban Development (DHSUD) and accredited with the Professional Regulation Commission (PRC) as a real estate salesperson. The broker will guide and assist you in processing these requirements to ensure full legal compliance and professionalism in practice.
📌 Social Media Presence
- You are encouraged to create a separate Facebook profile/page for your real estate career.
- If you already have one, please keep it updated and professional.
📌 Commissions and Releases

- Letter of Guarantee from the bank (for loan cases), or

Commission rates are generally based on the net selling price and will follow standard industry practices unless stated otherwise by the developer.
Here’s how commissions are typically computed:
🧮 Standard Commission Computation (Lot-only with VAT)
- Total Contract Price (TCP)
₱1,000,000 (example) - Less 12% VAT
₱1,000,000 × 12% = ₱120,000
Net of VAT: ₱880,000 - Less Any Discounts/Promo (if applicable)
(Example: ₱0 if no discounts)
Net Selling Price: ₱880,000 - Multiply by Commission Rate (The standard commission rate is usually 5%, but some developers offer as low as 3%(like Rockwell Land), while others may offer up to 6% (Solana Land in Pampanga, Vista Land in Pampanga), depending on the project and developer.)
₱880,000 × 5% = ₱44,000 Gross Commission - Less 10% Withholding Tax (WHT)
₱44,000 × 10% = ₱4,400
Net Commission: ₱39,600 - Split Between Broker and Agent
- 60% to Agent: ₱39,600 × 60% = ₱23,760
- 40% to Broker: ₱39,600 × 40% = ₱15,840
📌 Conduct & Ethics
- All salespersons must follow ethical practices in dealing with clients and fellow agents.
- Misrepresentation, false advertising, or taking over other agents' clients is strictly prohibited.
📌 Non-Compliance
- Failure to meet the minimum performance (1 sale in 4 months), or violations of ethics and conduct, may lead to non-renewal or discontinuation of your association with CTRLF Realty.
